Freedom and a Short Sale Incentive from Chase – Happy Independence Day!

Chase BankIf you are a seller who is in the midst of a short sale or if you are a listing agent who is working tirelessly on short sale negotiations, then you know that these deals can tie you down and make you a little bit crazy.

Chase Bank, however, is offering some financial independence on certain short sales. Our office just closed one short sale where Chase Bank paid ,000 to the seller as a short sale incentive at close of escrow (and the sales price on the property was under 0,000). Talk about fireworks! This short sale seller was so happy that she would now be back on her feet and moving in the right direction. And, that’s not the half of it. We actually have short sales in the pipeline where the incentive is as high as ,000. 

Understand, however, that not all short sales at Chase Bank are eligible for this incentive. If you have a Fannie Mae, Freddie Mac, or HAFA short sale, you will not qualify for this incentive. And, there are other terms and conditions for qualification.

That being said, isn’t this a wonderful way to be set free from a property?

Del Mar Real Estate Market Report for June 2011

Del Mar Homes for Sale - Homes for Sale in Del Mar CA

Del Mar is a small coastal town in North San Diego County and one of the most expensive towns in the county. Indeed, the Del Mar real estate market currently has the most expensive home for sale in San Diego County (at M), and still holds the record for the most expensive property sold (at about ,000,000).

Having up to date information on the local Del Mar real estate market is important for buyers and sellers to make informed decisions about buying and selling Del Mar homes. Here are the statistics obtained from the MLS for Del Mar for June 2011 (the data are believed accurate but are not guaranteed, and do not include private sales). 

20 homes sold in the Del Mar real estate market in June, 11% more than in May. Here’s a summary of the activity:

Overall sales volume rose, in particular for detached homes, but declined by 1 for attached homes. Average sales prices also decreased for detached homes, but increased for attached homes.

There were 7 Del Mar homes on the market at the end of June 2011 with a Contingent status (i.e., homes with offers being reviewed by short sale and REO lenders, 3% of the total number of homes for sale). These are included in the overall Active statistics below. 

39 homes entered the Del Mar real estate market in June, about 26% fewer than in May.

There were 193 Del Mar homes for sale at the end of June, up by 10% from May’s inventory. At the current rate of sales over a 6-month period, this represents an inventory of 11.5 months for detached homes (down from 11.7 last month), and 8.4 months for attached properties, up from 7.9 months at the end of May.

11 Del Mar homes went pending in June, less than half the number going pending in May (23, down 52%).

As with any statistic, 1 month of numbers is not a trend, so it is important to watch what is and has been happening over a period of time. One should not draw any firm conclusions regarding pricing because of the extremes in the Del Mar real estate market, as well as the fairly small number of sales.

The Carlsbad real estate market continues to shift, and the statistics for June show a number of changes from last month. These data do not include any private sales nor manufactured/mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

Media reports speak in general terms, so their information June not represent the reality of our local Carlsbad real estate market. Having data, and knowledge, about the local market conditions benefits you as the buyer or seller so you can make informed purchase and sale decisions. 

In June 2011 there were 117 Carlsbad homes sold (4 zipcodes), 11% fewer than in Ma. Here’s the breakdown of overall activity.

The number of Carlsbad home sales declined after 4 months of increases, with average sale prices showing modest increases across the board.

There were 127 properties (15% of the total) in Carlsbad at the end of June with the CONTINGENT status (i.e., homes with offers being reviewed for approval by short sale and REO lenders), 10 more than last month.

There were 850 Carlsbad Homes for sale at the end of June, the 6th increase in inventory in a row in 7 months, by 3%. This represents an inventory of 8.3 months for attached homes (up from 7.8 months last month) and 7 months for detached (the same as last month) based on the current rate of sales over the last 6 months.

In June the number of new homes coming on the market rose, with 246 new listings (down 12%) hitting the market.  The number of homes going pending rose by 10% to 146 over May pendings.
